How to prepare a complete Turkish citizenship application file

Short answer
A complete file rests on three things. One: certified documents for every family member, in the order the office expects. Two: a valuation report and TTB that support your purchase price. Three: a payment trail that shows your money went from your bank to the seller, through a currency sale in Türkiye.

1. Documents in order
Use the list in Regulation article 20(3): application form, passport, civil-status document, birth or registry record showing family ties, and the fee receipt. The full list is in the documents checklist.
Order home-country documents early. NVİ asks for them from official authorities, duly certified.
Check that names and dates match your passport on every page.
Plan to attend in person. NVİ says you apply yourself for the certificate, the residence permit and citizenship.
2. Valuation report and TTB done right
TTB (Tutar Tespit Belgesi): the amount determination document, based on an official valuation report.
Request the report online through WebTapu. The TTB is valid for six months, so time your purchase within that window.
Make sure three amounts each reach USD 400,000: the price in the deed, the price in any sales promise contract, and your total payments. TKGM checks all three.

3. A clear payment trail
Sell your foreign currency through a bank in Türkiye before the purchase. For property, the bank issues the DAB, the foreign exchange purchase certificate.
Pay the seller by bank transfer and keep the receipt. TKGM asks for this receipt for citizenship purchases.
Keep every transfer confirmation in one folder, in date order.

A final check before you submit
Is every document certified and dated? Does the TTB still have time left? Do the deed, the payments and the TTB all reach the threshold? Is the family-ties record included? You can also try the eligibility check.
