Turkish citizenship through real estate

You buy property in Türkiye worth at least USD 400,000. The title deed carries a 3-year no-sale commitment. Once your investment and other conditions are confirmed, you and your family can apply — you don't wait for the three years to end. The no-sale commitment continues on its own.

How it works

  1. Choose your property with us

    We help you find property that fits the programme. The total value must be at least USD 400,000.

  2. Get the official valuation

    A valuation report is prepared for the property. The land registry uses it to create the value document (TTB).

  3. Pay and receive your title deed

    You make the payment and exchange your currency at a bank in Türkiye. Your title deed notes that you keep the property for 3 years.

  4. Get your residence permit

    With your title deed, you apply for an investor residence permit.

  5. Apply for citizenship

    You then apply for Turkish citizenship for you and your family.

Your family is included

Your spouse and your children under 18 can apply with you. Dependent children can be included too.

Simple explanations

Tapu
The official title deed. It shows that you own the property.
Valuation report and TTB
An expert report on the property value. The TTB is the official value document made from it.
DAB
A bank document. It shows that you exchanged your foreign currency in Türkiye.

Can I buy more than one property?

Yes. Several properties together can reach the minimum amount.

Can I buy a home that is still being built?

Yes. You sign a sales promise contract at a notary and pay the full amount at the start.

Can my family apply with me?
