Which property qualifies for Turkish citizenship: valuation report and TTB explained

Short answer

Choose a built property, such as an apartment, a commercial unit or land with a building on it, worth at least USD 400,000. A three-year no-sale note is added to the title deed. You can combine several properties. The deed price, any sales promise price and your payments must each reach the amount. An official valuation report and the TTB confirm the value.

Words you will see

Three-year no-sale note (şerh): an entry on the title deed saying the property will not be sold for three years.

Valuation report: the official citizenship valuation, requested online through WebTapu.

TTB (Tutar Tespit Belgesi): the amount determination document based on the valuation report. It is valid for six months.

DAB: the bank’s foreign exchange purchase certificate.

The valuation steps, in order

Agree on the property.

Order the valuation report and TTB through WebTapu.

Send your documents to the land registry by registered e-mail (KEP).

The registry compares the amounts with the TTB.

You receive the fee notice by SMS and pay.

You sign, and the three-year note is added.

The regional directorate issues the investment conformity certificate and sends it to the migration and population authorities.

Can I buy two properties to reach USD 400,000?

Yes. YourKey’s FAQ says more than one property may be bought, and not necessarily at the same time.

Can I buy an off-plan apartment?

Yes, with a notarised sales promise contract, at least USD 400,000 paid and a three-year note on the contract.

How long is the TTB valid?

Six months from issue.

Which amounts are checked?

The deed price, any sales promise contract price and your total payments. Each must reach the threshold.
