Choosing your property with confidence: a simple checklist

Short answer

A smooth purchase comes from five checks. Confirm the exact unit. Look at the title deed. Match the valuation to the price. Plan the payments through a bank. Think about how you will use the home. We go through each check with you.

For the route as a whole, see the property investment route.

1. The exact unit

Ask for the address, the parcel details and the unit number.

Check that the floor plan, the title information and the draft contract all describe the same unit.

2. The title deed

Title deed (tapu): the official ownership record at the land registry.

See who the registered owner is and who will sign. Have the deed reviewed by a professional before you sign.

3. Valuation and price together

The official valuation report and TTB should support the price in your deed. The deed price, the TTB and your payments each reach USD 400,000. The details are in which property qualifies and how valuation works.

4. Payments through a bank

Sell your foreign currency through a bank in Türkiye and keep the DAB certificate. Pay the seller by bank transfer and keep the receipt. Our guide on preparing a complete application file shows how to keep these papers in order.

5. Life after the purchase

Ask about the delivery date, the building management, insurance and running costs. If you plan to rent the home out, ask how the management works. For the full programme, see the citizenship overview.

Common questions

Can I buy more than one property?

Yes. TKGM’s YourKey FAQ says several properties can be combined, bought together or at different times.

What proves my payment?

The DAB from your bank and the bank receipt for your transfer to the seller.

Is a site visit useful?

Yes. It shows you the home and the area. Pair it with the document checks above.
